Alamogordo, NM — Alamogordo’s apartment and housing expansion is moving forward, but Tuesday night’s City Commission meeting revealed just how complex redevelopment can be. Commissioners dug into the details of the Metropolitan Redevelopment Area (MRA) designation tied to the Patriot Point project, fine-tuning both the scope and breadth of the redevelopment zone and the respective roles of city and county government.
The proposed 114-unit townhome complex, backed by a $21 million federal HUD guarentee once the loan is issued, is intended to ease Alamogordo’s decades-long housing shortage. But the developer’s request for a seven-year tax abatement has sparked discussion and discovery over the rules around MRA designations and the role of the city and the county.
Commissioners agreed to streamline the MRA designation so that it applies only to the Patriot Point property, rather than a broader district.
Mayor Susan Payne stressed the importance of city leadership, questioning why Otero County was involved after a consultant clarified that MRAs and the role the city can play.
Mayor-elect Sharon McDonald called for collaboration with the Sacramento Mountain Foundation to help craft a long-term redevelopment blueprint, ensuring future MRA activities are guided by clear goals and vision.
To prevent delays, the Commission requeted a modification to the resolution’s timetable, requiring the developer to break ground by December 31st, 2026. This condition was added to ensure the project does not stall and that promised housing relief arrives on schedule.
Patriot Point is just one piece of Alamogordo’s larger housing push:
Single-family homes are being developed to meet local family needs.
Apartment complexes are expanding options for younger residents and retirees.
Military-focused housing is being tailored to Holloman Air Force Base personnel, reinforcing the city’s military ties.
The resolution will return for a second reading in December. If approved, Alamogordo will formally establish the streamlined MRA and finalize the tax abatement terms in collaboration with the county. The decision will shape not only the future of Patriot Point but also set a precedent in how the city balances housing growth with fiscal responsibility in redevelopment projects for the future.
Great stuff happening in Otero County! Time for some changes in Santa Fe the same way. The status quo since 2017 has done nothing for the state.
a new day may be dawning: a fresh viewpoint on the otero commissioners court - it will be interesting to see how voting patterns are affected there. and we are evidently going to break two glass ceilings - a first time native american woman as
Interesting. Is there a particular boost someone’s race or gender brings to the table during an election? Kinda racist and sexist to imply so.

Vote for who you believe in. Not who anyone TELLS you to.
we are learning just how thin the veneer of sensible responsibility has become in our various levels of government - vote your conscience - help build a better tomorrow.
Agree about the importance of this current voting session. As an Independent I did consider it an opportunity not to be missed. I do believe my vote counts in NM, and I always vote my conscience, and I have some hopes for some of the close runoffs.
barela complained when senate bill 16 was passed - she was prescient - it would disturb the equilibrium in established party politics. and she was right - it tilted the republican vote out of her control. most excellent; democracy has once again raised it's ugly head....
and do not overlook the fact that republicans voted against senate bill 16 - it was filed by, supported by, and passed by democrats in our legislature - for the non-partisan purpose of protecting our democracy.

our nation, our state, and our county deserve the truth - simply tell the truth - and let the chips fall where they may. anything less is craven cowardice.

a neutral third party would be the cleanest and most above-board answer - but i imagine that the "usual suspects" will band together and work to circumvent that solution. and the very concept of shady operators "recusing themselves" is a quaint relic from the past - our supreme court judges have spearheaded it's de
